A north Jersey replacement quote has to answer questions the covering itself cannot show you. How many layers are up there. Whether the deck can take fasteners. What happens where the roof stops against a wall. And what the attic under it actually is, because half the houses here have rooms in theirs.

When replacement is the right call

The readable signals are the usual ones with a local accent. Granules collecting at the downspouts. Shingle edges lifted rather than lying flat — which here usually means the covering never sealed or has been worked loose by repeated freeze-thaw cycling, not that it blew. A south slope that looks a decade older than the north one. A covering past its late teens, or past its early teens if it is a second layer over an older roof.

Two local triggers matter as much as age. Repeated flashing repairs at the same wall junction mean the metal is finished, not the sealant — and on a split-level there is no cheap way to redo that properly without lifting the courses. And ice forming at the eaves every winter is a ventilation and insulation problem that replacement day is the natural moment to correct, because it is the one time the deck is open.

What a complete quote includes

The layer count stated as an assumption, with a price for one more. Tear-off and disposal sized to that count. Decking priced per sheet with an assumed number, plus — on older housing — whether new sheeting over gapped plank decking is included, because a modern covering cannot be fastened properly to boards with gaps between them. New step flashing at every wall junction, layered into the courses, with counter flashing rather than sealant at the top. Valley construction named. Ice-and-water membrane at the eaves and in the valleys, and where it stops.

Then the two lines that this region’s housing makes decisive. The ventilation plan, written out with intake and exhaust named — and on a finished Cape or a split-level, described in terms of how it will actually be achieved given knee-wall pockets and insulated rafter bays. And any low-slope or flat section over an entry, a garage or a rear addition, identified and priced with a material appropriate to its pitch rather than shingled to match the house.

The north Jersey factor

Three realities shape every project. The winter here does not freeze and stay frozen — it crosses the freezing point dozens of times a season, and that cycling works on sealant, on lifted shingle edges and on any water that has found a way in. The housing is dominated by post-war Capes and split-levels whose attics are partly finished, which makes ventilation the highest-value correction available on replacement day and the one most often skipped. And a second layer of shingles is common enough that it should be treated as a question rather than an exception.

One more practical point: the working season runs roughly April to November, and asphalt shingles bond with warmth. A roof laid in cold weather may not seal until the following spring, which leaves it exposed through exactly the months that do the damage. That is a reason to plan ahead rather than to panic, and it is why local schedules fill from late summer onward.

Questions that separate two quotes on the same house

How many layers, and what does another one cost?
The single largest unknown on a north Jersey roof. New Jersey allowed roofing over an existing layer for years, so a bid assuming one layer that meets two carries roughly double the tear-off labour and disposal. Get the assumption and the overage price in writing.
Is new sheeting included if the deck turns out to be plank?
Pre-war houses here often have gapped board sheathing that will not hold modern fasteners reliably. Covering it with a continuous nailable surface is real material and labour, and it belongs in the quote as a conditional line rather than as a second-morning conversation.
Is step flashing replaced at every roof-to-wall junction?
Split-levels and dormered Capes have several of these junctions, and each one needs metal woven into the shingle courses with counter flashing above it. A strip of metal sealed over the top is the cheap version, and freeze-thaw cycling finds it within a few winters.
How will the attic be ventilated, given what this attic actually is?
Ask for the mechanism, not the promise. A finished Cape needs baffles in every rafter bay and an intake that is genuinely open at the eave; an ordinary ridge-and-soffit answer means the bidder has not looked at the house.
Is every low-slope section identified and priced in the right material?
Entries, garages and rear additions here are frequently below the pitch where shingles work at all. Those sections need a membrane, and a bid noticeably below the others has often simply left them out.
Registration number, insurance certificate, and who pulls the permit?
Home improvement contractors in New Jersey must register with the state and carry liability insurance. An established contractor produces both immediately, and pulls the permit themselves rather than asking the homeowner to take on that responsibility.
A roof here rarely gives out in the field. It gives out where the water is told to leave. Where the work actually happens on a roof.
